IS PARKING AVAILABLE?
Gated underground parking is available for $75/month and uncovered parking is available for $30/month.

IS THERE BICYCLE STORAGE?
In the parkade, there are free bike racks for tenants’ use. There are also storage/bike cages available for $15/month.

IS THERE IN-SUITE LAUNDRY?
All suites have an in-suite washer and dryer.

DO YOU REQUIRE TENANT’S INSURANCE?
We do. We recommend insureToday. Here’s a link to their online application.

WHAT UTILITIES ARE INCLUDED IN THE RENT?
This is a high-efficiency building with superior insulation and LED lighting. We anticipate low
utility costs.

HOW LONG IS THE TENANCY AGREEMENT FOR?
All suites are rented on a one-year, fixed-term agreement. The agreement may then continue on a month-to-month basis.

HOW OLD IS THE BUILDING?
Glen Court was built in 1965 and completely rebuilt in 2019.

CAN WE HAVE A BBQ ON OUR BALCONY?
BBQs are not permitted due to fire hazards.

DO YOU ALLOW SMOKING?
No. This is a smoke-free property. Smoking and/or vaping is prohibited in all areas: lobby, entrances, hallways, suites, balconies, common areas and grounds.

CAN I PAY RENT WITH A CREDIT CARD?
All rent payments must be made by cheque. We require 12 post-dated cheques in advance of each year of tenancy.

CAN I SUBLET MY APARTMENT OR LIST IT VACATION RENTAL WEBSITES SUCH AS AIRBNB? Sorry! We do not permit any kind of short-term subleasing. This is for the safety of all residents.

 

About Glen Court 

Each rental suite boasts a full-size kitchen that includes all-new appliances, in-suite washer and dryer, plus spacious living area and balcony. Glen Court also has an elevator for easy access to each floor, as well as 14 covered and nine open parking stalls, 17 secure bicycle storage lockers and 30 long-term bike racks. 

Every suite was designed to maximize space and light, ensuring our renters a warm and welcoming living space. The clean and modern finishes provide a neutral backdrop easy to personalize. The materials, sure to stand the test of time, include custom millwork, stone countertops and plank wood-style floors. Some of the environmentally friendly features include LED lighting, double-paned windows and low-flow toilets. The overall feeling is upscale, welcoming and effortless.

Neighbourhood

Glen Court is ideally situated between two of Vancouver’s most charming and desirable neighbourhoods: Mount Pleasant and Commercial Drive.  With an 87 on Walk Score, all your daily errands can be easily completed by foot. China Creek South Park sits on the east side of building, where you can chill, or if you have energy to burn, skateboard — it’s home to Vancouver’s first skatepark.  You’re also close to some of the freshest local food in Vancouver — Glen Court is just 1.3 km east of the Mt Pleasant Farmer’s Market (Sundays, May to October), and 1.9 km west of Trout Lake Farmer’s Market (Saturdays, May to October). Commuting to your job or school is made easy, too — the 99-B Line stops right in front of the building, and the Commercial-Broadway or VCC-Clark Skytrain stations are just a short walk away. If you attend Vancouver Community College, you’re in luck — it’s just across the street! 

Mount Pleasant

Main Street is known as much for its hip factor as for its diversity and down-to-earth accessibility. It's best summed up by Scout Magazine as “a strip that boasts beautiful parks both small and large, a dizzying variety of retail shops (many of them used/vintage), a handful of art galleries, a torrent of new breweries, good record stores, a litter of interesting independent restaurants that run the cuisine gamut (including 24-hr fried chicken), quality cafes/hangouts, legendary live music venues, bingo games, a happening legion, and even a farmer’s market.” 

Commercial Drive

Commercial Drive, affectionately called “The Drive” by locals, is home to one of the most diverse food scenes in Vancouver. The area has a strong Italian presence, and la dolce vita is all around, but you can also experience cuisine from the Caribbean, Nepal, and El Savador. The Drive is dynamic at night, too, home to brew-pubs, jazz clubs, and theatres. On weekends, you can unwind at one of the many city parks located near Glen Court and Commercial Drive, such as Trout Lake, or Grandview Park (known for its drum circle scene). Apart from food and drink, the Drive is loaded with many cultural spaces, such as the Rio Theatre and scores of art galleries featuring both local and global artists.
