DO YOU ALLOW PETS?
Yes! We allow pets in three ground-floor suites.
WHAT UTILITIES ARE INCLUDED IN THE RENT?
Hot water is included in the rent. This is a high-efficiency building with superior insulation and LED lighting. We anticipate low utility costs.
IS PARKING INCLUDED IN THE RENT?
No. Limited surface parking is available for $35/month.
IS THERE A PLACE TO STORE MY BICYCLE?
Yes. We have secure bicycle storage in the building.
IS THERE IN SUITE LAUNDRY?
Yes. All suites have a washer and dryer.
HOW LONG IS THE TENANCY AGREEMENT FOR?
All suites are rented on a one-year, fixed-term agreement, which may then continue on a month-to-month basis.
HOW OLD IS THE BUILDING?
Alma Court was built in 1931 and fully renovated in 2015.
CAN WE HAVE A BBQ ON OUR BALCONY? Yes. BBQs are allowed on balconies only. Conditions apply regarding use.
DO YOU ALLOW SMOKING?
No. Alma Court is a smoke-free property. Smoking is prohibited in all areas: entrances, hallways, suites, balconies, common areas and grounds.
CAN I PAY RENT WITH A CREDIT CARD?
All rent payments must be made by cheque. We require 12 post-dated cheques in advance of each year of tenancy.
CAN I SUBLET MY APARTMENT OR LIST IT VACATION RENTAL WEBSITES SUCH AS AIRBNB?
Sorry! We do not permit any kind of subleasing. This is for the safety of all residents.
About Alma Court
Alma Court underwent a complete renovation in 2015 that included the addition of a new top floor. It is now home to 30 upscale one- and two-bedroom upscale rental apartments. The Heritage B building, built in the “Mission Style” in 1931, is conveniently located where the popular Vancouver west side neighbourhoods of Kitsilano and Point Grey meet. The building has been fully renovated to meet City of Vancouver building code standards, including a 100% seismic and structural upgrade. You can expect to enjoy quiet, efficient comfort in your well-insulated rental home.
All of the newly renovated rental apartments are full of light, while north-facing suites on the second floor and newly built third floor feature spectacular views of English Bay and the North Shore Mountains. The seven top floor suites also boast balconies.
Alma Court meets the highest rental apartment living standards, with condo-quality features and finishings that make for modern yet timeless interiors. Each one- and two-bedroom apartment has been architecturally designed and features a large footprint, open-floor plan, custom-designed millwork, washer/dryer, soaker tub, stone countertops and full-size kitchen appliances. Eco-friendly features include LED lighting, double-paned windows, low-flow toilets and new insulation.

Neighbourhood
Centrally located on Vancouver’s west side, Alma Court is nestled between the highly desirable Kitsilano and West Point Grey neighbourhoods. It is steps from the shops and restaurants of West 4th and West Broadway, a few minutes walk to Jericho Beach or the shops and restaurants of West 10th, and a 10-minute bus ride to the University of British Columbia. Cyclists are a five-minute ride to Pacific Spirit Regional Park or 23 minutes to downtown Vancouver along a mostly flat route with designated bike lanes. The apartment building features a Walk Score of 94, making it a “Walker’s Paradise” in that daily errands to not require a car.
WEST POINT GREY
West Point Grey is home to the University of British Columbia and the surrounding Pacific Spirit Regional Park, as well as two of the city’s most popular beaches, Jericho and Spanish Banks. Both beaches are great for watching spectacular sunsets over English Bay and for views of the North Shore Mountains. Jericho also hosts the Vancouver Folk Festival each year in July. Point Grey Village serves as the area’s shopping district, where many independently owned businesses contribute to a charming, small-town atmosphere.
Kitsilano
Kitsilano, known locally as Kits, is synonymous with famous Kits Beach—named one of the “top 10 best city beaches in the world” by international travel magazines, and perfect for outdoor fitness. Kits is one of the city’s organic-food hubs, and has extensive restaurants and retail along W 4th Avenue and W Broadway. Kitsilano runs along the south shore of English Bay, between popular Granville Island and West Point Grey.
